It is a done-for-you service where Gold Lion International finds, vets and reports on land or property for you. We source options, review documents, run a Lands Commission search, verify ownership and the survey, inspect the site in person and give you a written report with a recommendation.
Can I buy land or property in Ghana from abroad?
Yes. Many of our clients are diaspora buyers. We act as your eyes and ears on the ground, from the first consultation to the final written report, with photographs and a video walkthrough, so you do not need to be in Ghana during the search.
How much does your land and property search cost?
The service fee depends on where the property is. It is $500 USD for Central and Western Region searches such as Cape Coast, Winneba, Takoradi and Sekondi, and $650 USD for Greater Accra, Eastern and Volta Region searches such as Accra, Koforidua, Akosombo, Ho and Keta. The fee covers a 120-day active search period from signing.
What does the service fee include?
Property sourcing and shortlisting, preliminary ownership verification and document review, up to 3 site visits, market value guidance and acquisition strategy, developer introductions and negotiation coordination, and a written report with a final recommendation.
How does the commission work?
A broker commission is payable on completion of sale or issuance of the official purchase receipt. It is 5% of the final purchase price for any property transaction and for land over GHS 100,000, and 10% for land under GHS 100,000.
How do you verify land ownership in Ghana?
We review the site plan, indenture, allocation letter and survey documents, run an official Lands Commission search to confirm the registered owner, size, location, encumbrances and competing claims, confirm who has legal authority to sell, have a licensed surveyor verify the plot, and physically inspect the site.
